The main roofs are an asphalt shingle that seem in fair condition
and probably have useful life remaining. These can remain until
replacement is needed (guessing at about 6 to 8 years or so).
Recommended during renovations, when the roof structure is
exposed, is to install a spray foam insulation at the underside of
the existing roofs. This will further improve their energy efficiency.
In the meantime, as areas of the roof are exposed, the existing
insulation should be inspected and replaced or supplemented as
needed.
Likewise for the existing wood framed exterior walls, any exposed
areas during renovation should be inspected for proper insulation
and sealing and replaced or supplemented as needed.
A “Blower Door Test” is a good thing to have done towards the
end of construction but before completion. This will determine if
there are areas of major air leakage that should be sealed and will
result in better energy efficiency and occupant comfort. Reference
