CONTRACT ADMINISTRATION
Because this project will be made up of very different components with a high
probability of different funding sources, Construction Phasing is highly
recommended. As part of that process, there are several key points that could be
beneficial in planning for a long term project.
Clear roles and responsibilities are key to effective administration. This would
involve a system of thorough documentation and construction monitoring. Clear
lines of communication will ensure a common understanding. Continuity between
the owner and the A/E team will ensure success.
Periodic meetings should be scheduled to reinforce the lines of communication
and facilitate progress. This process should include a review of the submittal
process, a key administrative activity that is where quality control starts. It is
necessary no matter what project delivery method is used. The submittal process
needs to be efficient and prompt. Site visits, observations and inspections should
be clearly defined and properly documented. Outstanding items should be tracked
accurately. Image: Negotiations, Scott Graham/Unsplash
